Even though it's likely to be some quite some time before something like this would be applied nationally, it's still brings some hope to those battling with collections.  I know in our properties this would certainly move the needle quite a bit!! Thanks for posting @Spencer Gray

Weekly update, moving right along!!

-Attended Rod K's bootcamp last weekend, some really nice material in there.  Only downside is there wasn't a ton of opportunity for networking since it was virtual and you really couldn't see the other attendees in the sessions

-Began raising capital for our deal, sent out investor offering and even recorded a webinar doing a walkthrough of the investment details, this was huge! Met with several investors for Q&A and received first round of commits! Has been effective so far, fingers crossed :)

-Met with mastermind group one night last week

-Published one new/blog article 

-Attended our monthly meet up to talk asset management with an expert, made a new connection here and got invited to speak on another podcast! Excited about this

-Recorded another new podcast episode, very close to being ready for launch on March 15th!

100% agree here as well @Justin Goodin Tony Robbins and many of the Multi-family big names are well known like Rod K, etc but don't overlook David Goggins who is just an impressive human by every measure.  He completely knocks down every mental and physical barrier in his way to accomplish things that don't seem human!

Overcoming my own fear of failure and "putting myself out there" combined with relentless networking (even when you don't feel like or have the energy) have been 100% crucial to bring me to where I am today.

Alec - my suggestion is to connect with other locals at meetup groups and/or events (check out meetup.com) and have those contacts lined up even before evaluating a deal which will make this process (potential JV or equity raise) as well as your response back to the seller or broker much quicker. As they say "have your team in place" including lenders, equity partners/JVs, property managers, etc. All are equally important.

My suggestion - find as many ways to network with other investors/GPs as possible through meetup groups, conferences, sending DMs on here, etc.  Many deals come up in conversation through those that already have experience and connections with brokers from many years of history.  Don't overlook the power of networking!!

Hi Bobby - we are using 450-475/unit for non-flood zone properties during underwriting in Tampa/FL West coast.  For Flood zone add 40-50%.

My top 5:

-Always have your goals top of mind - write them down and look at them every day.  For me, they on my whiteboard in my office and very visible all the time 

-Relentless education, take SOME type of action to learn something each day that moves you toward your goals

-Take action toward your goals each day - this might be small things like connecting with one new person, underwriting one new deal, touring a property, or something bigger like writing the first chapter of a book!

-Network! I wish I'd realized how powerful this was years ago, but like a few others posted above this is likely one of the largest, most impactful items in my list. 

-Financial discipline - If you're serious about achieving your goals, you have to develop the discipline to save/invest when needed and be patient/prolong luxuries when needed

Weekly update, progress....

-Recorded 4 new podcast episodes, really getting excited for the upcoming launch! There are days where prepping for these seems tedious, but after the session is over I'm always glad I did it, getting to meet and get to know some really great people through this

-Underwrote a few new potential deals in Jacksonville...quickly realized I'm going to need some more help if I'm going to onboard any new deals anytime soon, realizing I'm going to be very bandwidth limited while still working 50+ hours at my full time job 

-A little bit of podcast marketing on Facebook through our page and word of mouth

-Completed more due diligence and updated Capex plan for our GA acquisition. Getting ready to send out the offering summary to investors. Sort of exciting to see my name and my company on the lender docs as a key principal :)

-Finished Grand Cardone's 10x book via audiobook

-Upcoming: Attending Rod's bootcamp sessions this weekend, looking forward to it, hope to learn new things and meet some great people
