@Tao Chen I have many investors from New York and NJ that invest in the Lehigh Valley area because its only a couple of hours away and possible to manage from a distance. Also cap rates of 10% + are not uncommon in the same types of areas you would be getting 7% caps in NJ. Most of the week I operate from my home in Bergen county and I wouldn't invest here because NJ is a tenant friendly state. 

@Rikako W. Hey Rikako, finding someone who is willing to do a residential mortgage within an LLC is very rare unfortunately. I havent been able to find someone, but the work around I used was to use a land trust and put it in the LLCs name, which I was told by my lawyer, would be very similar. There is extra cost associated with using the lawyer though.

Curious what you are earning in rent. I have a multi in easton right next to the courthouse and a few others in Allentown.

@David Smith The real estate agent I use is great and I work as a partner with him on other things. He is completely invested minded and has a team to do analysis and anything you could ask for. Ill message you his contact info.

Hey Orlando, im a couple of towns away in Emerson and I invest solely in the Lehigh Valley (Allentown, Bethlehem and Easton) area. I have about 500k worth of equity there and for me it works as doing the job I want, which is to generate income. Theres a lot of deals in the Valley but the market is very hot right now and they tend to get picked up pretty quickly. I think you need to figure out what your long term goal is. If you want income, I would say Allentown would be your bet, if you want just appreciation, NJ might appreciate more, but income will be very small.
