Post: Bowed aluminum siding

Curious if others have repaired older aluminum siding that no longer wants to stay interlocked in multiple locations. The previous home owner nailed some of the slats in, which could be contributing to some of the warping. I've read that I could make a slotted hole on the bottom with an oscillating tool then nail up through the bottom and put a drop of silicone on it. Curious on what other repairs people have made? Might just need to rip off the siding and put on vinyl or hardiboard siding. I live it in and don't mind the couple bowed slats but it's probably not fully waterproof with huge winds or bug proof.

Curious how many folks use a $2500 or a $5000 deductible on their home owners policy? The price difference would pay for the $2500 difference in deductible in 15 years. I assume it's probably a wash on making a claim every 15 years? My roof is 4 years old and I have older aluminum siding if that matters. Thanks.

@Account Closed you called it - new boyfriend who was dragging his feet has now decided to break up with her and told her he plans to still live with her since there's no other available rentals in town.  Let the games begin.

Couldn't you just paint over it? Vs replacing the windows, trim, etc ?

You don't have to follow fair housing laws if you're living in one unit of a 2, 3, or 4 unit. Might be too soon with the recent events, but you can discriminate against any class.

I've never replaced subfloor but it doesn't appear that hard? Might be faster to replace the subfloor and flooring? Maybe a couple hundred bucks for a few sheets of subfloor which is cheaper than a few nights in a hotel.

I've had multiple people in their 30s and 40s assume my laminate countertops from Home Depot were granite.  They can look nice. I've painted my cabinets with Semi-gloss white paint and they turned out nice.

I put down 2 mm?  hardwood underlayment under LVP and it has trouble floating near my fridge and stand up freezer.  If you plan to put down "extra" underlayment, I'd just bounce it off the LVP manufacturer to make sure it'll still float.

Last year I purchased a 6 unit apartment - quadplex & 2 smaller single family houses. I've been wanting to find the balance of improvements to retain residents & attract future quality interest. Things I have done - added a picnic table in the large shared yard and a 9 place bike rack. Curious to see what other think are worth doing and which are maybe or unnecessary. What have others done that seem fairly low cost and have been appreciated/ worth the time & money investment? Replace crushed rock in front, weeds starting to grow through. Could do mulch as well. Add shrubs or flowers out front in the crushed rock. Could do a full sun low maintenance plant that can take getting watered only once per week. Single family house exterior paints are starting to peel in a couple locations. Should repaint in the next couple of years. Could chips in the vinyl siding 2" x 2". Should find a replacement piece of siding to cover. Front lobby is in okay condition. Could replace in the next couple of years. Would need a good flooring for tracking in snow. Single family houses walk through grass front parking lot, could pour in ~40' long sidewalks to their front doors. Would make shoveling a path in the winter easier. Paint the blue front door on the blue building a bright red to make it pop. Add shutters to the front of the building windows.
