Post: Have a 62 unit self storage deal in hand

Hey guys, wasn't sure where to post this but I met with a self storage owner today who has a 62 unit facility in the North East. Numbers seem solid, only 3 years old, 95% occupancy the entire time, and looks to be around a 10 cap.

Two questions: how best to truly value this thing and is anyone currently in self storage?

More than a couple of my agents friends in the Bay Area who are everywhere from San Francisco to the far inner suburbs have noted a slight slowing and cool down just in the past month or so. It needs it. This stuff is crazy.

Yeah we have been fortunate to get mainly snow and a little ice. Haven’t been outside yet today though.

Canby is a cool little town. We liked Texas but my company relocated, I think we will end up back out there some day.

What a great story! I actually just moved to the Beaverton/ Bethany area with my wife and kids (loving this snow right now we spent 7-8 hours outside yesterday haha).

From the Bay Area (Contra Costa), moved to north Dallas for a year and a half and now up here to Oregon! Small world!

@Roland Brown not at the moment. the home we bought here in McKinney is our primary residence and wouldn't make much sense as a rental, especially with the HOA fees (something we rarely experienced in CA). But it's been good to us and I expect it to sell pretty easily.

@Jay Hinrichs I believe it. I joke that I found the "hilliest" most "California" part of North Dallas and then moved there haha.

@Zachary D. I moved to Mckinney with my wife and two small kids about a year ago and we absolutely love it. It is a tad bit on the pricey side for Texas standards but I think you can find some of the older homes in or around your price range of 250k.

Sadly we will be moving back to the west coast soon but have thoroughly enjoyed it here.

@Jay Hinrichs as someone who made the move from the Bay Area to Dallas last year for a tech company no less I can agree that we NEVER turn our AC off here for at least 4-5 months.

I actually was paid more to move to Texas and advanced my career in doing so, this the move made sense. Now in a funny turn of events our company is relocating to Portland.

I was just in Lake Oswego 2 weeks ago and had lunch down at a brewery on the lake, beautiful place!

@Jon Crosby yeah I work in tech/saas/marketing and could spin up a site in an hour and ad campaigns in another hour so I don't see the value in it either. Go where the market is and as an avid renter of vacation houses I always go to Airbnb and have done so for 7-8 years.
