@Jessica Dix By reading your profile... you are 28 and your family has been in RE for a while. You are looking to get into it and want to achieve your goals early on. You are young, what are the risks of taking your money and using it to START REI? The risks are low.! There are a lot of good thoughts/opinions/replys on your post about IRA's and 401(k)s. Don't let the IRA / 401(k) issue hold you up and prevent you from starting REI and reaching your dreams. Go ahead and achieve your goals if you have the means. Take that money and get your first property! You sound like a smart woman and have a good family that understands REI. If you want to start an IRA or solo 401(k) after your first or second RE purchase... by all means do that. Just don't let the idea of an IRA / saving for retirement hold you back from retiring/reaching financial freedom! You have many many years to put money into an IRA or 401(k). Did Kim Kiyosaki have an IRA for her savings? a 401(k)? By all means do your research as there may be a better way of holding your "down payment funds" in some kind of account smarter than a savings account. But don't be afraid to take that money and reach for your goals. I'm sure your parents can offer some great insight.

Megan Greathouse I was active duty at Cherry Point from 2010-2012. Imagine that. October 2012 was when I got out and started my other venture. Crazy small world. You're right - should've house hacked at every base. Never too late to start though. Thanks for the reply and mention.
This is one of the most motivating posts I've read since I've been on BP! I've really started getting back into RE education since my last venture failed. However the lessons learned were and still are priceless. Former Marine here as well and love to see the success you have and courage you've shown to all of us BP members. Amazing leadership!

Hey Thomas! Have you read Set For Life by Scott Trench? He was on one the BP Podcasts recently. Episode #223 or around that number. I just finished Scott's book and it covers a lot of the questions / scenarios you bring up in great detail. It is a fantastic book than I am having my wife read now since it is one of those rare "perception changing" books you only come across every few years or so. Scott covers house hacking and really goes into detail on cutting expenses and raising income through some pretty intelligent ways. Set For Life also covers retirement/401(k) accounts and his recommendations on how to use them best for real estate and early financial freedom. Best of luck to you Thomas!
