If you are a hands-on person who doesn't mind getting a little dirty buying a duplex, 4-plex etc. is a great way to learn the business. If you have time to deal with tenants, renovations, repairs, you will learn a lot. But if you want to be more passive, syndications can be great, and much easier and very little time commitment once you have vetted the sponsor and the deal(s). 

I noticed you're from Beverly Hills, and it's possible that syndications would allow you to invest in deals in areas with greater returns. It would be good to look at the return potential on a few different options, e.g. single family house, tri-plex, syndication A, and syndication B. This would be a data driven way to help you make the best decision.

I'm not sure on the statistics, but I'm a mechanical engineer. I noticed you are from Fargo, I went to NDSU for two years and I bought my first property there, 1.5 blocks from campus in 1998.

Does anyone know if there are any 'hardship clauses' or anything that would allow for a deadline extension of an IRS 121 Exclusion?  I am selling a house that was my residence and I need to sell it before August to qualify for the 121 Exclusion.  I think the Covid-19 shutdown has impacted the market and I would like to hold off on selling if possible.  There is talk of the IRS extending 1031 deadlines, any chance the same could be done for the 121??

The "Best Ever Apartment Syndication Book" by Joe Fairless and Theo Hicks is very good.  It's detailed and well written.  There are a number of good podcasts available too.  Let me know if you would like some podcast recommendations.

We had a group of tenants in one unit in Minneapolis ask for some extra time to make payment for April.  They are restaurant workers and have lost their jobs.  I am more than happy to work it out with them, these are difficult times for people.
