Midtown househacker here. Congrats on your first SFR! At a meet up before the apocalypse, there was a speaker who spoke of a service that would automatically drop voicemails to people's phone numbers. May be worth looking into unless you like the cold calling. Direct mail also seems to be effective but obviously more costly than cold calling.

Where are you finding a townhome in Houston for 75k? Im more shocked about that

@Joseph Bafia Im looking at the Triad area myself and hope to jump in my first OOS investment next year. Houston is just getting expensive with the property tax

@Joe Funari I am in Houston and getting a little bummed out by the high tax rate here. Even my house hack gets eaten up by taxes. Started to look back at North Caroline where I used to live but I do see alot of DFW recommendations. Do you have some areas you recommend for sub 100k homes to get started? 

@Corey Hawkinson Just caught my eye as someone who has been in the game long term as a side hustle since that is pretty much exactly what I want to do ha (as well as a lot of folks I imagine).
