Can't wait!

Thanks for giving me the chance to share! Looking forward to next month. 

This site is really geared towards newbies on purpose I think.  Pro membership obviously gets you a bit more but ya, the more seasoned investors network 1 on 1 rather than in forums.  I think that's just the natural evolution of things.

Welcome to Arizona!  I'm not familiar with Pinal county so I can't help much there but I would definitely recommend Set for Life by Scott Trench.  It's a great book and I thoroughly enjoyed it.

I like the concept of Farm hacking.  It's not for me but I'd love to hear how it goes.  

Being the only one in the area could be really good but it could also mean there’s not much demand. I’d look at the partner organizations and ask them about need? Your partner organizations will depend on the type of group home you want. Are you wanting students that are aging out of foster care or people with mental health issues or seniors or... there are lots of options but I’d be nervous about why it’s vacant and being foreclosed. If it was a group home and it was just poorly managed okay, you can fix that. But if it didn’t have the services and infrastructure surrounding it that could feed it with tenants and that’s why the previous owner failed, that’s harder to overcome.

Is it generating revenue now or are you just buying the property to turn into a group home?
