I've personally used WinFirst for a commercial loan purchased by an LLC, very pleased with them.

That should work for a local portfolio lender.

I'm an OOS investor in multifamily, didn't have much trouble for things under 3 million. If your's is above that then I can't help but otherwise would be happy to give you a couple referrals.

Commercial lending is based on the property so as long as the financials make sense, you should be fine.

A PM is an important team member, but so is an investor friendly agent. I don't have any contacts in Chattanooga I could share unfortunately but if you have keyword alerts setup, you'll be notified of posts that are frequented by investors in your target market and reaching out to them is a great first step.

If the $3700 in costs for Kentucky is the utilities and then yes those numbers absolutely don't make sense.

I think desired retirement age is a huge factor. I want to be long retired before 59 1/2 so to me it's unnecessarily locking up my capital.

I'm actually planning on using a whole life policy, and taking loans out from that, to build up till I have enough for the next downpayment and repeat.

@Dana Haycox welcome! I can speak from personal experience that finding a quality, reliable contractor is extremely difficult in the present market. If you were to go back to that you'd surely have a great foundation to build on.
