I've been thinking about trying text message marketing. Based on my understanding of FTC regulations, I can't send out mass text messages to people who haven't opted in. Is text message marketing allowed if I individually send text messages to specific people? IE, I have a VA send them out individually. It seems like a great marketing technique but I'd like to avoid the fines the FTC has for mass texting / vm marketing.

Does anyone know who would provide workers compensation insurance to insure yourself when you hire someone without workers comp? Any insurance company ideas?

It will be expensive but I'd rather have the protection because most contractors in Colorado don't have the coverage.

I just purchased a brick bungalow built in the 1920's. When reviewing the purchase further, I noticed that the roof had significant deflection (approx 6"-8"). When getting in the attic, none of the rafters are broken, just deflecting. I don't think there is any issue with failure given its performance for the last 90 years. I'm just wondering if this could potentially haunt me with a retail home buyers inspection. You really can't notice it from the attic, just the exterior of the house in a couple spots (valleys are the places were it deflects the most). Has anyone had an issue like this with a retail buyers home inspection coming to haunt them?

@Rick Harmon Thank you much for your quick response. Your website targets an underserved market segment with significant value potential. It appears very interesting and is something I'll have to ponder.

Regarding the list question, I've started reaching out to different list brokers for data possibilities and costs. It seems like list quality is paramount over price. Do you have any specific list brokers you prefer? Thank you once again.

Hello - I've been trying to improve my mailing to high equity owners who have been in there house more than 20 years. Note, I'm not looking for probate or US Lead List info. It seems like the impetus to action for many people is death (remaining spouse) so I was hoping to add an additional filter on my mailing lists of people that have recently died and their associated mailing address. Does anyone know if this list exists? It appears that Melissa's Data has a recently deceased filter but this just filters out the people I'm trying to find (trying to figure out the opposite info). Thank you for all of the help!
