ok first why are you charging a month and a half security deposit. That could be why they can't come up with the rest. Its one month rent and one month security or am I missing something here. Also I agree with everyone else no money no keys let them know you are holding the apartment and its there's and your welling to work with them. But if you feel that they are a headache give them back the hundred it will only bring you more problems and move on. You don't want to lose out on any future money messing around with these people. Good luck and don't be greedy because you can sometimes helping others will get you more in the long run and you may keep a good tenant.

Merry Christmas and many blessings to you and your family. You are in a better position then you think. First check with your bank and see if they would give you another loan on your next property. Or you can use a equity loan or hard money loan as you know. Some of the hard money companies will finance you 100% if the arv is higher then your purchase price and your repairs they say 80% of the ARV. So you could get your next property with little to no money down but just the fees and inspection cost paid out if both are under the 80%. Then you can switch over to conventional financing later. Research a little more but don't wait because your in a good position now. Good luck and much success. Welcome to BP I am a wholesaler in the NY/NJ area. First I would say is be patient keep looking in the all areas mls, direct mail and so on. Second do you have a R.E agent that knows the areas you would like to invest in. A good R.E agent that understands the needs of investors can be key to our success. They can also direct you to fisbo's, reo's and off market properties they may have not everyone will answer your mail even thought it will work over time. If you don't know any I would say keep asking around there are plenty of agents on BP that I'm sure would be glad to help you. Or you can go to a meet-up in your area and ask who is a R.E agent and start from there(meet-up.com). It takes time to find a good deal where the numbers are right for you. You will find your deals and have plenty of work to do jersey is a great market and I'm sure everything will work out for you soon. Good luck with everything.

Hello Mr. brooks I am not a broker I did take some classes over the years. I am new on the investing side but do have a good understanding of what is going on. First do you have to do your deals in the office you are working at, I'm sure there is another place you can go do your deals. You did say they aren't a part of the companies business. Then 40 percent is way more then then the standard fee a broker would get if you sold a house. This is almost half and sounds like a bit much to me as well. if your not in a position to do your deals any where else I would ask if they could lower the amount they want as you are doing all the work and have bills, travel and so on. be careful how you word it to your boss because you could lose the job all together which maybe a blessing as it sounds like you are doing well. If nothing works out then you will have to go with it until you can go out on your own good luck.
