@Bjorn Ahlblad That's great insight. I completely agree. On your comment about re-upping, suppose you busIness changes from deals that requIre less equity to deals that require 10 times more equity. This may require a new target audience so I'm considering what are key components of the pitch given your current investors are unable to fill the entirety of the raise.

@Robert Borr Very good point. Thank you for raisimg it. As project sponsors, we definitely need to ensure our legal bases are covered. For the purposes of my question, let's assume that prospective investors are accredited and any investment would be a qualifying investment transaction under state and federal mandates.

@Matthew Baltzell That's a very thoughtful question. Love the responses. for me it's the minutiae! it's stepping out of my business to grow my business. Comes up a lot on the podcast but I still tend to forget it. I get very bogged down in the details. The property management, the construction and the administrivia have all become manageable for me. However, it consumes too much of my time day to day. I have two projects under contract, the perfect opportunity to grow the business, but almost all of my time is consumed.

Hi Vee Vu,

Hope you are enjoying your time in Baltimore, MD. I've been investing in Baltimore rentals for two years and also working full-time developing (first flipping and now on to bigger commercial projects). It's a blast, but you need to be careful when you are starting out. In this city, there are as many shady characters as really good people, and it takes some time to figure out who you can trust with your money

You mentioned capital is limited, but sounds like you have time on your hands. Flipping might be a good place to start and will improve your income situation, making you a more appealing investment to the banker. You may also join with other investors on a limited scale to grow your money and learn about Baltimore's rental market
