Thanks for the info. Creative financing is difficult in Southern California. I've been wholesaling and making offers for the last month now. I like to give options instead of just a cash offer. A lot of people are turned off by any terms offers because it isn't what they are use to or don't have any idea. Out of state properties are what I'm looking to get for rentals. I'm saving for my rentals but just want to see if I can get in without using traditional financing.

I just started my own business and quit my corporate management job last month. My credit is above 700 but I've been doing real estate full time. I'm saving my money to invest but wanted to see if I can build my portfolio ahead of schedule. I'm not looking to cash flow a lot to begin with but am looking to acquire properties with creative financing. My goal was to purchase my first rental by January of 2017 but wanted to see if I can get a head start to start building equity.

Trying to build my rental portfolio out of state. Would you recommend starting out looking for seller finance deals to turn around and rent out for a long term investment while building equity and refinance 5 years down the road? Any advice? Just looking at options....

@Kevin Foster Thanks Kevin. I messaged you on getting more info on your business. Give me a call when you can to discuss this strategy and your thoughts on how I can attain these properties. I do have contracts for lease option as well as seller finance, but they are for California.

I am an investor in San Diego and am looking to build a rental portfolio in the Houston area. I would like to start building my portfolio through seller financing. I can give money down and work out terms. I would like to get multi family properties but will also take any SFR that are offered. I'm looking to work with some investors in the Houston area. I do have family in the area and it's not to expensive to travel back and forth to check out properties. Hello BP community. I am interested in doing my first flip but don't want to use most of my savings for my first investment. I do have around $40k from a private lender (friend) that wants to do business with me. My first flip I wanted to use a HML to finance the 70% including rehab costs and use gap financing for the remaining amount. Any advice and what strategy would you recommend for first flip?

Hello everyone,

I am looking to network with some local agents here in the San Diego area. My business Hall Real Estate Solutions, LLC is here to help families that cannot sell their homes and are in a financial bind. My goal is to build relationships with a few agents that are interested in working with me on a referral basis. Hello BP community,

My name is Andrew Hall and I just quit my corporate management job to start my dream business in Real Estate.  I am based here in beautiful San Diego. My main focus is to HELP people move on with their lives and relieve the stress of having financial issues resulting from a property that they can't afford or can't get rid of. I've geared my business to give the home owner multiple options as oppose to a low ball cash offer that most are giving. Every situation is different but I like to give options to choose from; such as lease option, owner finance, option, and a all cash offer if they just want to get rid of the property fast. I am here to network and learn from all of you here at bigger pockets and am more than excited for this new chapter in my life because I can now spend more time with my family and enjoy life.
