First flip using HML and a gap financing to fund first deal.

Hello BP community. I am interested in doing my first flip but don't want to use most of my savings for my first investment. I do have around $40k from a private lender (friend) that wants to do business with me. My first flip I wanted to use a HML to finance the 70% including rehab costs and use gap financing for the remaining amount. Any advice and what strategy would you recommend for first flip?
