Hi, @Zach Harden, welcome to the community, and thank you for your service.

I am excited to see your journey in real estate.

Since you are a veteran, you have a great tool at your disposal, the VA loan.

You can buy a primary and live in it then after a year or two, you can rent it out and use your remaining entitlement to purchase another home.

If you do not have enough entitlement, you can refinance into a conventional and free up your entitlement.

Hi @Joshua Pettit, there are some great suggestions by the others in this thread so I will keep this short.

Hiring a PM will handle advertising, setting a rent price, and property management. They should also have some preferred contractors that they can call if something breaks.

Property tax information can be found on the county website.

Changing insurance is a good idea as well as getting landlord insurance.

Hi @Kevin Casillas, I do not know any STR investors in Wilson. However, I do know a couple of LTR investors in the area.

They are doing great cash flow on LTRs so I can only imagine the returns on STRs.

Hi @Alfredo Navarrette, that does prove to be quite a pickle. Below are a few suggestions.

1. You could get a non-occupant co-borrower (cosigner).

2. Seller financing or owner carryback.

3. DSCR loan. No income or job verification but more stringent down payment requirements.

4. Hard or private money.

Hi @J Raj, first, I would get exposed to as many strategies as possible. Determine which is best for your goals and situation.

Then, take a deeper dive into that niche. Find a mentor and network with others that are doing it already.

Hi @Jessica Gonzalez, I would not use it to pay your rent to save up money. That yields a 0% interest rate which means that you now have less money.

If you invest directly in real estate with the money, you would need to ensure a return of at least 5.28%. That way, you get infinite cash-on-cash returns.

Hi @Roberto Cordero, the great thing about VA loans is that you have two paths to overturn an appraisal.

You can provide better comps that the appraiser overlooked and ask for a reconsideration of value.
