Where is a good place to get the contract?  I'm talking about making offers on off-market properties.  I feel like it makes a much bigger impression if a potential seller gets an offer.  Seems like once you have the form dialed in it would be pretty easy to crank them out, then call the lawyer if an offer is accepted..

I’m going to shop for a lawyer who can answer entity questions, help me make an offer on a property, and advise on tenants (what to do tao protect myself). Looking for a great teammate!

How much is a good lawyer going to run typically?

I live in Boulder, CO, although I guess a lawyer doesnt have to be located in my state. Any referrals out there - I’m just starting - I have two rentals and looking to add a third.

But because all of our tenants seem to come through Airbnb now, we have treated them like any other Airbnb guests. That is, we look at their reviews on Airbnb and see how they are. We do still make them sign a lease with us outside of Airbnb. And we make sure to disclose that to them before they book on the platform.

I’m getting a property ready to put a 2 bedroom condo on the market near Denver for 30 days minimum.

Just curious what percenage increase you could expect on average over standard rental rates?

Also, how are you guys screening people, if at all? Especially on Craigslist. I want to make sure these are solid people since it’s a condo and I don’t want to be a pain to the neighbors.

With Craigslist do you still run background/credit checks and/or take a deposit?

I would love to know what hidden value others have seen in property that 90% of people miss. For instance, I have a friend who purchased a C property, and then added a third bedroom which really bumped the ROI a huge amount.

What about things like:  adding a garage, converting a garage into a liveable space, zoning laws, adding a mother in law apartment for AirBNB etc.

What are you're biggest wins in this arena?

I'm referring primarily to big increases in rental income...

Thanks for your input Bill.  The bathroom is already fixed up.  This is for a property I plan on holding.  I’m essentially a newbie doing my first project trying to soak up as much knowledge as I can.  The tile is probably 20  years old.  I decided I would rather bite the bullet and replace it - it’s the last thing I have to do before renting. I’m looking at trying to do Air BNB or some kind of a corporate rental.  Anyway, I’m planning on putting in some sweat equity, and I know a guy who can do the tile, just wanted to see if his pricing was fair for labor.

What do you guys think is a reasonable cost/sq ft for labor only to install new tile in a shower?  What if it includes replacing backer board as well?  The property is in Denver.  I’m talking quality work that will last.

On that note, does backer board always get replaced?

since I am a pro member now, can I ask for some recommendations for a good tile guy here?
