Hey Julian,

I was in your shoes too. Check who you rent from. I got a job with the property manager that I rent from! I had 0 experience (I do have a college degree...but it's in Philosophy haha). I can tell you I've learned SO much about what it takes to manage rental properties. I would reccommend working for a small property manager, at my firm there are only 3 of us, you will be more involved and learn faster/more.

@Robert Ombres Building a large MF in Cullowhee, offshoot of Sylva where college is located, would be ideal as the growth in student population and available housing has not caught up. I say building would be ideal as there are not currently many multifamily units on the market around here. My boss (owner of the management company) owns and manages quite a few SFR and rents by the room to college students as well ($4-500 per room). Very stable area if renting to college students. Outside of students you will find B-C tenants in the area. There is a casino 20 minutes from Sylva that attracts lots of employees/tourists alike. We have been discussing opening an AirBnB branch of our company as well. Rents vary 600-800 (mobile homes/apartments) 800-1300 (SFR) generally.

Waynesville is another town between Sylva and Asheville I would take a look at. Students and professionals alike live there for the ease of access to the university and Asheville (20 minutes to either). Market is pricier there.
