Hey everyone hope all is well,

Curious to know how some of you guys go about getting the probate list here in Houston whether it being Harris County, Fort bend county, etc. Has anyone actually gotten access to the probate lists here?

Would love to know as I am beginning to put all the books away and get some hands on training!

Check out Austin Zaback (https://www.youtube.com/channel/UC-cXMn9IIxaA7hos6...), Bryan Casella (https://www.youtube.com/user/BryanArgentina) and Graham Stephan (https://www.youtube.com/channel/UCV6KDgJskWaEckne5...) on YouTube. These guys are definitely inspiration for me as I am a 20 year old realtor myself.

I would recommend you start looking into real estate schools to take your pre-licensing course. I believe in Texas you can even take your course online. Check out Real Estate Express (https://www.realestateexpress.com/real-estate-lice...).

Just to let you know before you decide to get your license it's ideal to have some kind of saving, at least 6 months of your monthly expenses. It also isn't free to get your license! All in I was about $1700 and that was after paying for the course, licensing fees, brokerage fees, National Association of Realtors membership, MLS dues, SupraKey, etc.

All in all, the success and your dreams doesn't work unless you do! It's all about going in with the right mindset and understanding that no one will hand you anything. You have to go out there and take action like no tomorrow. There's BIG money to be made on the real estate sales side you just have to develop the habits of Top Agents (lead generation, lead follow-up, communication, presenting, negotiating, closing.. just to name a few.) Hope this helps and good luck!

Appreciate all the kind words and tips Noel! I do watch Austin Zaback I love his videos haha, very cool dude. I completely agree with those key components you listed out about following up, negotiating, closing, etc. All very key factors in the real estate world! Again, appreciate the advice brother, hope your killing the game as well.

If you’ve got hustle, you might also want to think about working with investors as a key target group (vs. the traditional family home which may want a more “experienced” agent (though don’t let that stop you!)

Network, network, network! You'd be surprised how agents & investors alike are happy to help people get going. Reach out to agents in your area, attend REIA meetings, and get involved.

Best of luck to you! Looking forward to see you progress!

Ah thank you so much for the advice! Indeed networking is a key factor so I will be sure to meet as much people as I can these upcoming months.

Man that is awesome, you've taught your son well man! Is he open to share his knowledge and possibly take someone a bit younger under his wing the same you did with him haha? I would love to get cool with him and learn how hes killing the game.

Hey everyone hope you guys are having a happy Thursday!

So I am 19 looking to get into real estate and become a realtor and in the future a realtor turned investor but of course that is down the road. As I am looking to become an agent I just am seeking some advice tips on what to do starting off and hopefully someone can lead me in the right direction. No I am not asking for a step by step guideline on what to do so please refrain from the "Go do your research and come back" replies haha. I am just looking forward to y'alls tips and advice. I am in the Houston area, I was told joining some realtor associations, get cool with some and learn from the best.

Have you guys seen any young people kill the game? I am a genius at marketing wether it being facebook ads or building my own identity so I am not to worried about the market aspect more so the actual real estate aspect. So if you guys could point out some few tips and help me out a bit I would love to hear y'alls responses. Also if you may know anyone in the Houston area I can talk to and pick their pockets haha.

Thanks everyone!

Word of advice, the people who you will see asking similar repetitive broad questions never stick around in this industry. If you can't do your own research, what makes you think someone else wants to do it for you? Especially for free.

The good news is, there are a bunch of guru programs out there that most likely cost your yearly salary and they specialize in teaching all these lazy people the steps to closing a deal from beginning to start. Bad news is there's so many that you'd still have to research which to choose from lol.

Ah great advice thanks so much for that!

Hey everyone hope you guys are having a nice day, my name is Andrew & i'm 18 years old and just getting into real estate and with my criteria i've been told wholesaling is my best route to start on and I have done so much research and I finally think its time for me to take action and get some real world experience with it. I just cant seem how to get my first step taken, I am such a quick and fast learner and any second once I get my first deal done I can take off from there but thats the problem, I was wondering if you guys have any advice for me or have any opportunities for me as I heard sometimes doing a deal with someone can most definitely help you out and get a transaction under your belt to see how its done, I just need one opportunity to prove I actually can do all this at this age. So any advice or anything would greatly mean a lot, even willing to meet up with anyone if they have any opportunities or just want to talk with me. I am located in the Sugar Land area but willing to drive out to somewhere in Houston just to get a chance to speak with any of you people, thanks alot for your time have a great day!
