Hi Team,

I've been following BiggerPockets for a year or so now. I have watched a number of podcasts and read countless forum posts. In the next year or two, I believe I'll be ready to commit to the process and start my real-estate endeavor. I have developed a question though: What are the pros and cons of buying your first property (multi-family) out of the state you live in? I live in western Washington and everything is so expensive here. It feels like I could get a better value elsewhere. I've been looking in Texas, specifically Killeen, as there will be military members with regular pay checks etc.

Any thoughts or opinions are helpful.

Brand new to the REI (first post on forum https://www.biggerpockets.com/forums/55/topics/302...) was over the weekend.

I'm currently deployed but when I return, my plan is to attend a few REIA meetings. Roughly, I'd like to follow Brandon Turner's 7 years plan to create cash flow off of multi-family rentals.

My question is: at what point did you or would you formally start your business? I know there are protections and such afforded to LLC's and assume there are tax benefits as well. I'm not business-savvy enough to know.

Any feedback is appreciated!

Which books, in particular, do you recommend? I read @Brandon Turner's PDF on 7 figures in 7 years and found the plan to be intriguing, although it did raise a number of questions.

Brand new to the forums and real estate investing. When I'm not traveling, I live in Western Washington. I'm serving in the military overseas, presently, and when I return I will be unemployed. My goal for a while has been to diversify my investment portfolio with real estate, I just have never pulled the trigger (also had to pay off the remainder of my debt).

I found this site while 'fact finding' in order to really develop a strategy for when I return. First and foremost, the consensus seems to be that I will need to attend REIA meetings (which sounds like a great idea). I've looked it up and there is a meeting in Tacoma, WA nearest where I live.

Since I will be unemployed, I have thought that perhaps house-flipping would be a great use of my time - however I would certainly need a mentor for that undertaking and would likely need to cooperate with another flipper on a few houses prior to venturing out on my own. I enjoy the idea because I think it would be a broadening experience personally (learning carpentry etc) but also I know I would enjoy the work (as I like to see the fruits of my labor). What's also appealing is the purchasing of a duplex and creating a steady income stream from the beginning.

Anyway, I could ramble away with my thoughts/visions/ideas but I'll table them for later. All comments/opinions are certainly welcomed!
