Sorry for the late response, but I appreciate everyone on their insights! I work about 100 hours a week so thats one of the main reasons I want to grow my cashflow! haha

@Bradley Scruggs that’s great to hear I appreciate it. Saw some things I like and would be able to get into properties a lot easier to build my portfolio and cash flow. I still want to invest in RI but just trying to make deals instead of waiting to save the necessary amount. Are you looking for any deals currently?

Very interested in Memphis Tennessee and wondering if anybody has knowledge of the neighborhoods to check out and to stay away from. Hey everyone,

I am a fairly new investor living in Boston. I bought my first 3 family in the Providence RI area back in June. The market is really expensive and I’m want to try an out of state deal in Memphis, TN. Looking for advice on neighborhoods to look in, and stay away from. Also looking to connect with agents, property managers, and lenders. I appreciate any advice I can get. I may not know as much as the investors in this forum, but I gave my tenants $25 gift card to dunking donuts. I only have 3 units so it’s hard for me to say if I will continue to but the response I got was amazing. I have had 0 tenant problems since first starting out because I lay out the expectations up front, no bulls$#t. I also treat them with respect and like they are a normal person. Just because they are your tenant doesnt mean you aren’t allowed to ask how their day was in passing, or congratulate them on some good news, or send them a Christmas gift. My tenants all texted me thanking me for how nice of a gesture it was and having people on your side makes things easier. I’m not saying that it would work with all people, but in my opinion I think treating your tenants like they matter will bring harmony to the property and keep the units full.

I use Northscapes out of Cranston for my landscaping. I do snow removal in Boston and they might possibly jump on with us this year. I think they will be taking care of a few properties in Rhode Island for themselves so maybe give them a call. Jose is the owner and they do amazing work, and are really great people. My tenants had nothing but great things to say every time they come by.

Hey Ryan, I know how you feel since I was/am in the same boat. I work from 2am-5pm Mon-Fri and 2am-7am Sat-Sun. I picked up a second job because i wanted to get rid of my credit card debt and get money in the bank. Between jobs on the road i would and still do listen to as many audiobooks as i could and make phone calls to realtors, lenders, and anything related to making appointments because I had started during the beginning of the pandemic. I officially bought my first property in June and im very happy how things turned out, but i realize now that i wont be able to do this forever. In my opinion, taking action always beats doing nothing. Sometimes you screw up and maybe work harder than you should but as long as you learn the lesson and make progress that is what is important. I dont know many people who would be able to partner with in my close circle so that means i have to decide to act and get out of my comfort zone or stay where i am at. I have decided to knock on doors to find deals that people wont want to turn down as an investment opportunity and hopefully can get some seller financing too. Keep on moving forward man and you will be surprised where you end up.
