I spent my first year of apartment ownership chasing leaks from the main water lines in the laundry and utility room, kicking out tenants that intimidated other tenants. I had literal nightmares for a while about things that could go wrong. It’s all good now though!…until it isn’t. Hahah

My wife and I were travel nurses for a long time. Don’t buy your first house as an investment. Buy it as your primary residence with low money down. Your not gaming the system cause you will be living there in between assignments. In fact, if you don’t have a primary residence, you are gaming the travel nurse tax free stipend system (in order to get the tax free stipend you must claim a permanent residence). So, do what we did. Keep one bedroom for yourself so you have a place to crash in between assignments, and rent the other bedrooms to friends.

I put 10% down and collateralized my house for 2 years to cover the remaining equity needed to do a deal. So, if you have some other assets maybe you can use those

This question comes up from time to time. Every time i say the same thing…get a FOR RENT sign and stick it in the front yard. Don’t complicate it.

In my market right now there is such a frenzy for Multifamily, the NOI doesn't even seem to matter, no matter how many units it is.

If he owns the rest of your block, he wants it bad. He’s trying to make life miserable for you so that you will eventually crumble and sell to him for nothing. Come up with a crazy number for your property and offer to sell it to him.

The fact that they get a reno done in 30 minutes. It took me at least a year to do my first one….maybe they just use really good contractors for those shows….

I would not do it. The people in that group are likely not from your area, which makes them essentially useless if you have questions about buying in your own back yard. Like someone said, find a realtor in your area that knows STR. Once you've done some deals and feel like you've taken it as far as you can on your own, then think about paid mentorship. (You may even find a free mentor along the way)

I do a $20 gift card to a local gas station. But I have a caretaker that lives in the property that oversees the tenants and the day to day operations. Because I don’t really have a personal relationship or interact with the tenants much, I feel like it is OK for me to send the gift cards. Like @Nathan Gesner said, don’t let it cloud the relationship.
