Knock on doors of homes/apartments in the area and ask how much they are paying in rent. I know it sounds tedious, but 20 minutes could give you enough info to make a decision.

If all they need is hookups, I would think getting a builder, a realtor, and a banker to help you out shouldn't be a problem. By looking at homes already built in the neighborhood are you able to find out 1) what the rents would be and 2) what the value of the properties would be. Also, are you able to build multiple units per parcel? things to consider. I think I basically just restated what @Greg Dickerson already said, which is work the deal backwards and see if it works out.

Good on you for buying land early on. When you say vacant, do you mean developed lots without homes on them, or raw land?

@Alexandra Wenzel I’ve heard of people using an app called Padsplit. You put your house up for rent, and people rent out the bedrooms individually. So for example rather than renting a 3 bedroom house to one family for $1200, you could get three separate parties to pay $600 per bedroom. Probably more management intensive than some other options, but if cash flow is what you’re after...

Pay to get the inspection. Treat this deal like the law...innocent until proven guilty. Meaning, go forth with your due diligence until something proves it’s a bad deal. If you find nothing wrong, you’ve got a deal!

It sounds like a great deal for sure...buy both if you can. My wife and I are travel nurses and we have rented out a room in our house for 5 years. By renting out a room to a friend instead of air bnb we are able to have someone there keeping an eye on the place 24/7, we don’t need to manage people coming and going, and we have been able to keep all our stuff in our house. And when we are done with a job and want to pop home for a bit, our bed is waiting for us.
