I am a wholesaler in the area and the most Ive sold a 2 build for is 365k.

Nashville and its surrounding areas are a great place to invest in my opinion. Im an investment agent here and ive seen a huge influx of out of state investors.. and for good reason. No matter what location you decide to invest in, I believe its always a good idea to examine and learn the market before any serious transactions occur!

In my opinion Clarksville is a great market. Many of the investors I work with are actually buying heavier in Clarksville than they ever have before. The rental market is getting hotter and hotter with each day that goes by. With any up and coming city there will be drawbacks, but there is plenty of potential and money to be made in the Clarksville market.

@Ally Mager 1% rental basically means that one months rent is 1% of your all in price on a rental property.

@Peter Nikic @Ally Mager I think Nashville is a great rental market and a great place to live. I work with investors who have numerous rentals all over East and West Nash. With the market being so hot, many people believe you cant find 1% rentals, but all the properties I work with are all either at 1% or just under.

@Jay Hinrichs I agree that selling through a wholesaler is not ideal in every situation. However, there are many situations where using a wholesaler would benefit all parties involved. Whether that be those in a time constraint, those who dont want to list, those who dont want to pay closing costs, or those buyers looking for off market properties that realtors cant help. I think that there are many wholesalers who create a bad stigma for the rest. This is why i believe they should all be licensed. I know investors, including myself, that will allow wholesalers first dibs at projects i no longer want or have the time for, and they take care of everything. Just have to find ones you can trust. So i'm not totally disagreeing with you.. but I know for a fact that there are many instances and situations where wholesaling a property is beneficial for all

@Jay Hinrichs Obviously at the end of the day everyone is on the game to make money... but if a wholesaler can go out there get a deal, be up front with the seller, and find a buyer (usually more efficiently than a realtor) then explain to me what the issue is. Is it that buyers are too greedy and want a higher margin on their profit? At the end of the day. if the deal makes sense a buyer will buy, if it doesn't then they wont. I do agree that wholesalers should be licensed because many don't know what they're doing, but saying that wholesaling helps no one but the wholesaler is just not true.

@Leilah Davis I think you would be right if the only thing of value was money. I consider time and other terms to hold value as well. If a seller needs to sell asap and doesn't know a thing about where to start, a wholesaler could come in, bring a cash buyer, and close in two weeks. This is part of the value they bring. Along with this, sometimes hiring an agent and listing a property takes lots of time and cost more money than wholesaling. What if the seller was in a bad spot and didn't have the money or time to sell on market? Wholesalers are not for every property and I can agree with you on that aspect, but there are many instances where selling a property through a wholesaler is not only valuable but preferable.
