Wholesaling is what you make it. If you are honest, disclose what your intentions are, and find the right deals, you can not only make money, but also help people (sellers) get through difficult times in the process.

I think for a full gut job for high end finishes low end price per sq. ft would be $80 and high end would be around $100.
