Post: Scouting Dayton Ohio properties

Hey everyone, 

 I have been approached by a few other people on bigger pockets asking about the Dayton Ohio area. If they are asking, you should be asking, the Dayton area is really making a come back , just look up the huge growth the Kettering health network is making, and know that there are many healthcare pro's that want to move in to the area. 

Let me know if I can scout out areas, take pictures , or recommend real estate agents.  Just pay me back for gas money and I will help you out.

There are 1000s of reasons why people dont follow through. There's always a reason NOT to do something.

 There are always reasons not to do anything, you have to find that why to really get into it.

 Some other shiny object catches their limited attention span.

Like watching dancing with the stars for hours and hours.

Its easy to feel defeated before even starting. Like it’s stacked against you

 I have a friend who claims to know the market super well, he has been predicting a market crash since 2013 and every year since. The market has been constantly appreciating in my area and no recession yet. It is hard to predict, and deals are hard to find but not impossible.We just have to fight the the scarcity mindset.

I think people need to understand that real estate is a long term game.  It doesn't happen overnight and the little rewards you see in the first 5yrs will start to pay off in yr 8-10. 

 I think too many people now expect instant gratification and thinking that money is 8 years away feels like impossible money, even if it is passive income.

Very true, I think risk seems to be a big issue for many people to invest at all.

Honestly, I've been hit with almost a dozen requests for people to send me leads as they start up their wholesaling "business" only to never hear from them again. I would say that if you do start on this, don't give up or surrender early on, and have a good list of properties ready to go before you reach out to people, or you just end up annoying them. 

I would also recommend building your own website (word press) before you reach out too, it can be super simple but it looks like you actually are trying instead of trying to get rich quickly.

Network as much as you can, rub elbows with real estate agents and others who are doing this. It may even be worth while to try and work for another wholesaler for free just to get your bearings right when you want to do it on your own.
