I’m having trouble keeping my network organized, creating my monthly budget, P&L’s to analyze deals, and I was wonder what softwares do you guys use that are simple and user friendly.

Microsoft office?

IWork?

I have recently found auction.com for foreclosure listings. Does anyone used auction.com and if so have you had success? It states on the website it’s the nations number one leading real estate transaction company which concerns me with competition and having the prices of these properties to just be bided up higher than any smart investor would pay.

@Willie Rogers I haven’t done any wholesaling , but I do believe you can get these contracts from a RE attorney, I would seek one who has experience working with other wholesalers in your area . They would most likely already have contracts prepared for the situation

@Ned Carey I just haven’t purchased the property yet, our contract is set for 4 years so I have 2 more years currently left On it hopefully I am able to close on it this upcoming summer/fall . Any advice on my exit strategy?

I have been working in the union construction industry for the past 3.5 years . I will reach my top out andpay in 6 months and will get my title and certificate as a train professional in my trade , meaning if I decide to stop working this career and try something new . All I would need to do to join again (hypothetically if anything went wrong ) and receive the same hourly rate I was making prior would be to pay my union dues that I was not paying while I was not working for the union. My reason for wanting to become an agent is , most of the networking I would have to go out of my way to do would come to me ( I think ) same goes for deals at least those that come to the MLS. The one thing I really don't want to do is pay thousands of dollars to become one , also I enjoy my current career and am afraid I would not enjoy being a RE agent. I know it would help my investing career but not sure if I can reach my goals as fast and easily if I was not an agent

@Ned Carey alright so this is the deal I'm working on , I got the property under contract at 222,000 under a rent to own. I did rent to own because I did not have capital, any private money , didn't know about hard money , and the owner needed to sell fast or move a tenant in fast. So I moved into the property paying the cost of the mortgage only nothing more and rented out the extra rooms.I live in the property and my tenants cover the total expenses of the property. The property only needs about 15,000 worth of cosmetic rehab with a AVR 305,000 - 320,000. It is a SFH 4 bedroom 2.5 bath 1900 sqft. Also under 2 miles of a elementary, middle , and high school. I believe I have myself a great deal but with it being my first deal I'm having trouble executing it. Also purchase is under contract as a mortgage assumption. The initial own made in 2008 was for 320,000 with a fixed interest rate of 3.25. I have been in the property for the past year and a half ( living for free ) and the loan is currently around 212,000 now .
