Hi, I am a new investor in Anne Arundel county Maryland. I am currently working on my first deal , maybe a bad one due to my lack of experience and my eagerness to jump right in. I am looking to network and make partnerships with experienced investors.

@Andrew Ager No advice but I will give you some of your options. 

Stay there and continue to live rent free and save money for your next deal. 

Sell it and take advantage of the capital gain exclusion on your personal residence. Reinvest that money as best as you can. 

Keep it as a rental and move someplace else. that is inexpensive

Keep it as a rental and repeat the same process again.
