Hi Janessa, deals can be tricky to find in this hot market but they are out there. As for hard money you should also look into patchofland.com. They're based out of L.A. but they finance deals all over the country at competitive rates. Best of luck!

Hi Bethany,

I'm also a new flipper in the Post Falls area. I'm just closing on my third deal. 

I would highly recommend attending Nick Bevridge's REI Club meeting once a month: http://nickb.kwrealty.com/cp/investors/ It's the best way to network in the area IMHO.

At the meeting there are usually private money lenders that you can meet and speak with.

You'll probably learn (if you haven't already) not to waste any time on the MLS right now. It took me a while to figure that out. The market is just too strong and if a a good deal hits the MLS it will invariably be bid up until it is no longer a good deal as a flip. There are wholesalers in Spokane that you can buy from if you're not averse to doing flips in the Spokane area.

Mary, did you watch the recent BiggerPockets Podcast with Ryland Taniguchi? He's a Seattle-area veteran real estate investor. You might try to hook up with him some time. But check out the podcast first. It's well worth the time!

Hint: Tacoma-Olympia may have potential.
