I've been a landlord in NY for 25 plus years and it has been good but definitely not a cake walk and I'm no different than anyone who holds properties here. Evictions are always a battle here and I am ready to move my RE investments out of state. Not saying it will be easier but the eviction process will be. I wish you lots of luck and keep investing in RE.


 Hey Angelo thanks for the response, honestly this ordeal has provided the push I need to move out of state. As you were saying, every small issue ends up taking forever here but I will remain patient and hope for a positive outcome

Regarding a holdover case, this is very frustrating because a tenant that simply applies for ERAP gets protections and you cannot begin holdover/eviction proceedings. However you certainly can start a non-payment case for the funds not covered by ERAP if any.

No unfortunately have not received the award email, just an email saying tenants were "provisionally approved". I was told this means the last step is for my documents to be approved which has been the big hold up. I will keep doing what I've been doing then very much appreciate the response.

Hello All,

I have been having a very long struggle with the NY ERAP (emergency rental assistance program) and was hoping someone had some experience in successfully dealing with the program. For some context, my tenants applied to the program back in February and have since been provisionally approved to receive funds to cover their unpaid rent. I uploaded all required documents of me as the landlord several months ago and since then it has been essentially radio silence. I have called the program almost weekly and each time they tell me that my documents look good and I just have to wait for them to be reviewed and to call back at a later date.

This is especially frustrating because while this application is pending I can not proceed with my holdover case against the tenants to remove them from the property. Was hoping someone had a legal angle or some other suggestion to move my application forward. Thanks in advance and happy holidays everyone!

@Brian Blosser I tried to refinance out of the FHA at the beginning of the year but didn't quite have the equity. I probably do at this point but where rates are it wouldn't really make any sense.

Hello all!

Hoping for some luck that someone can help me with an issue I'm having. I'm looking to purchase my second house hack and I'm running into problems finding a loan that works for me. One of the main benefits of house hacking is obviously the low down payment as it is your primary residence, however I'm being told that 15% may be my only option.

For some context I'm looking to purchase a second 2 family home in Hudson County New Jersey that I will move in to. For my first I used an FHA 3.5% down. You can only have one FHA loan at a time and I can not yet refinance out of my current home to free up my FHA. When I was originally looking for my first home I was preapproved for a 5% down conventional loan that allowed 2 family homes but I've called around a bunch and apparently that doesn't exist anymore. I know there's options in the single family space but that doesn't really work in my market unfortunately. Was wondering how others have overcome this problem in their journey. At this point I'd be looking for a portfolio lender that offers a special program or one that might be willing to lend on the appraised value if I'm able to get a below market deal. @Patrick M. yea I agree, the firm I went with exclusively handles these appeals and stated they have relationships with the involved parties. If it was a smaller amount I’m sure I could handle it myself but with this big a change I don’t want to take any chances. Really appreciate the response!

@Harry Arnold appreciate the reply, I guess it helps that I’m not alone lol even if it is ridiculous. Hopefully something can be done but if not a cost of business it is unfortunately.


@Moustafa Ahmed yea I was researching the formula and it seemed pretty complicated so definitely going to go with the lawyers. Sorry to hear about your North Bergen property, appreciate the response we’ll see what happens with my situation I guess.

Hello all,

I recently received a notice that my Hudson County, NJ property's taxes have been randomly increased by over 8k due to improvements made. This came as a huge shock to me and it essentially doubles my already high taxes. To make matters worse I haven't even made any improvements and was told this increase was due to improvements made by the last owner almost five years ago which seemed ridiculous to me. I was contacted by a legal firm who specializes in tax appeals and I am awaiting to hear back to schedule a consultation. I was reaching out here to see if anyone else in the area has received such an extreme increase in taxes or if anyone has any experience with the appeals process in Hudson County or anywhere else for that matter. Any advice would be appreciated, thanks!
