I would say talk with your local banks to get a sense of the mood when it comes to doing cash out refi's. At the end of the day..banks need to lend to make money so what could change is maybe it will cost more in fees to do the cash out refi or maybe they tighten up certain restrictions but best way call some local banks and hear it from the horses mouth

Being that this prospect tenant is in a recession proof job and has a long employment history and has never missed a payment...I dont see no issues with renting; especially if their previous landlords confirms good rental/payment history. Medical professions are making so much bonus money and incentives during this pandemic and this will be like this for awhile so that could be why they increase their debt.

Welcome to the investing world! I think is the best time to start jumping! I own and lived in South City.. My properties are in Gravois Park and Dutchtown area so any questions let me know. I am getting ready to put one of my duplexes up for sale at the end of June and if you are interested..putting out there cause the inventory is low right now but that could change in the next month with things opening back up

I used to lived in Vegas from 2016-2019 and will be moving back in a few months. I will say either market will work for you. More people continue to move out of Cali to Phoenix and Vegas so the rental market has been on fire; especially when I was living there.

If you can identify the transitional areas and jump on those and ride the appreciation up those are the areas and as the other investors said areas with good hospitals, schools, etc.

Yeah that is your best option to get it rented and wait out the seasonal period to refi for better rates... during that time you can make contact with local lenders to find ones that may have a shorter seasonal period potentially... but this seasonal period is only valid when you have a mortgage on it.. so for future.. get private lender or HML to purchase the property and renovate it...then with some lenders won't require the seasonal hold period.

Main thing if you have a good certified GC you should be good. A real estate attorney will confirm the proper paperwork to have to not get in a lawsuit or ding by the city.. such as permits, and having license, bonded and insured contractors which falls back on the General Contractor... whether that is you or somebody else.

Also make sure you get a demo permit
