In terms of when to start paying yourself it falls back on your goals. Say for instance if you have a goal of 30 doors that produce you a positive cash flow of $10k then you wouldn't start spending until you reach that goal. It is different for every investor....so what is that magic number for you that will give you enough to have the lifestyle. As far as accounting books for real estate....there are books like " tax deductions for every landlaord, loopholes of real estate, etc"

If you are using some of the cash to pay off personal debt then let the bank know that and also tell them to cut the checks and send the payment to your creditors...the underwriter will not count those debts against you and that way it will help you get approved for the loan... I am doing that on my cash out refi that I am closing on tomorrow.

From experience of self managing and using a property management company. At the end of the day it can be tedious to find that right PM that will take care of your properties as good as you or better. With all the PM software out here now it is very easy to self managed your properties with having processes and systems set up as well as good reliable contractors. Now as your empire grow you will get to the point where either you will build your own in house PM team or hire some company.

Depends on if it will help save you and your tenants money on energy cost.  If you plan on holding it for sometime.. then you can factor that in and there may be some energy credits you can write off. Overall new windows is going to give your property that newer look.

@Josh Guardado thank you and much respect to you brother.. you are right engineering as a whole is so rigorous.  Man so glad we made it to the finish line... seen alot of people switch majors during my undergrad years
