@Drew Sygit Yes. That is why I posted - hoping to find out where exactly my analysis is flawed. I appreciate the confirmation.

Hi everyone,

We are a group of real estate investors that invest in rental properties overseas. We are looking to purchase the first investment property in the US (looking at a few cities). We are interested in Section 8 - going over the HUD rents and doing the math on the CoCROI we sometimes come up with 20%+ ROI (accounting for capex, repairs, vacancy, management, etc.)

Going over some of the forums here I see a lot of 10%-12% CocROI of investors with Sec8 properties. Can anyone tell me if there is something I am missing? Are the rents posted on the HUD website not the actual rents that are being paid to landlords? (assuming the property is in good condition).

Thanks.

Hi Jonathan, thank you for your message.

I currently live in LP. I am sorry you had such a bad experience - I would love to hear more about your experience with Section 8 investing. We are researching several markets and are looking at some interesting opportunites in the Indianapolis area. I have ongoing conversations with property managers to gauge whether they have any experience with Section 8 (also appreciate any input).

Thanks!

Quote from @Travis Biziorek:

Andres, I would take a hard look at Detroit. Property taxes are predictable given Prop A which caps increases at the rate of inflation with a max 5% annual bump.

The city, in general, is also seeing huge revitalization efforts taking hold. They've been hard at work for 10 years reshaping the city and the good news keeps coming... population is increasing for the first time in nearly 70 years, and there's a ton of investment happening throughout the city.

I own 12-doors there myself (from California) and it's been a phenomenal market for me.

I appreciate the help Travis! I will definitely look into Detriot.

Hi everyone,

I am looking for out-of-state rental investment opportunities (prop. tax to high in Chicago). Does anyone have any insight as to the best way to go about out-of-state investing? Anything to be mindful of? Specifically, we are looking into purchasing Section 8 rental properties.

Thanks.

@Jim Oberst I appreciate the information. I'll DM you.

@Greg Scott Thank you for your valuable insight! Do you happen to have any preferences when it comes to which jurisdictions have "friendly" Section 8 regulations for getting a property approved?

On that note, any thoughts on out-of-state Section 8 investing?

Thanks again!

Hi everyone!

I am starting out in the rental real estate investment space and considering Section 8 rentals - not necessarily limited to any specific city (would appreciate suggestions). I am interested in hearing about any experiences (both negative and positive) you have had regarding Section 8 rentals before proceeding down this route!

Thanks!
