@Macori Walker Joseph is spot on with small tertiary markets. I think its valuable to caution toward single employer cities until you can get more data to either mitigate or move on. In this case Killeen, TX will always be affected by Fort Hood and funding toward the military, but it will never go away. Ft. Hood is the most populous military installation in the world and one of the largest by area. During the height of sequestration and the last BRAC, the Army closed other posts and units to consolidate to Ft. Hood. If the military experiences another big round of budget cuts and needs to shrink it will look to consolidate to its major hubs just like any other organization. Fort Hood is one of those hubs in the Army. I'd love to help any other way that I can!

@Matthew Chalfant I agree with David Pere on this one. From an ROI perspective its not worth it to pay off the loan early. But its also up to what makes you most comfortable. However, if you are more comfortable paying off debt I would absolutely start with your personal loan. I know its the lower interest rate so from one perspective it makes sense to pay off last but its an unsecured debt. If everything goes awry in our life, God willing never happens, you can at least sell your property to pay off the loan and maybe make some money. Can't do that with a personal loan.

@Kavita Joshi welcome to BP! Congrats on joining and taking the first steps to getting started in real estate! With the advancement in technology and the mad dash to make everyday life happen remotely I believe now more than ever investing from out of state can be seamless.

I would say essential tip to make that happen is have a team. If you're looking to invest in rental properties you NEED a local agent, lender, property management, and handy man. In the Killeen-Temple area I have had a great experience working with agent Julian Barrientos. @Account Closed is a local lender on BP who's always looking to help other investors in the area. I only wholesale in the area so I don't have any personal experience with property management but I have heard great things about Isbell and Linneman Property Management. When it comes to property management you want a good fit for your personality and the way you do business so I'd call a round and see who meets your expectations AND is very responsive to your requests especially being out-of-state. As far as handy man and being out of state you absolutely cannot sacrifice integrity. I'd recommend Devon Davis and his construction and repair services. He's a devote man and will always treat you right.
