Hey Guys, I got tired of using a spreadsheet and backchecking all my expenses income when tax season arrives, so I just decided to code an app. I finally finished what I consider the beta :D and after I fix the bugs I find I want. 

what features do you consider important on a pieced of software that manages your rentals and flips (and or wholesales)? I want to implement all the features that will make my life easier haha. (and ofc the life of people who download said app (I don't think Brandon will let me post a link for it, so, I'm talking about people who find it by accident)) 

what do you guys think it's a must-have? :D

what's up team? I just acquired a new unit (a month ago, renovated, and now am renting) will be posting Part1/2 and 3 for before/after attic, before/after actual unit, numbers respectively!

it's a quiet old spot in the city, however, it's close to the college and nightlife

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $45,000
Cash invested: $15,000

I bought this unit and realized the attic, although illegal, had the connections needed for a kitchen and bathroom so I created a 1 bedroom there!

What made you interested in investing in this type of deal?

the attic would increase my CoC

How did you find this deal and how did you negotiate it?

normal website, no negotiation

How did you finance this deal?

20%Down - Bank 80% at 40 years

How did you add value to the deal?

I completly remodel the attic to look incredibly good for a rental (will post video on my "André Mariano" YTB channel

What was the outcome?

first month of renting rn at 775 wich is great considering my previous investment rents for 325 a month

Lessons learned? Challenges?

i need to be on top of the workers, they fail greatly at details.

I bought this property last year and even though portugal is leftwinged and taxes are HUGEEEEEEEEEEE , it still cashflows a bit (b4 taxes)

if you're buying a car, always get a second hand one and let the other person take most of the initial depreciation,


and make sure you don't hit anything, cause teslas have terrible safety scores. (the model 3 is so poorly built...)
