@Douglas Spence solid input. I haven't even began to think of "turn-key" purchases. I've herd of it before on the BP podcast but haven't researched it much. Sounds like that's exactally what I'm looking for!

I notice you mentioned that your in a list, are you part of a specific group then I'm assuming?

@Forrest Falconer thanks for the reply. I will indeed just be looking to purchase the SFR or Duplex and then have a property manager rent it out.

Great point on determining a list of questions to ask a realtor though. I just want to make as much of an effort as possible to mitigate using a realtor that isnt devoted to finding me a good property or helping me get tenants in the property since I will be "out of pocket".

Hello everyone!

My name is Andre and I'm a novice real estate investor. I actually used advice from Bigger Pockets a few years ago to purchase my first rental property.

So here is my dilemma. I'm looking to step further into the water and purchase another investment property. I'm finishing up a 365 deployment currently and will be heading home soon. This whole deployment I've been listening to Bigger Pockets podcasts and while I prefer SFR's, I'm contemplating a duplex.

However, returning home from this deployment for me, actually means returning to Japan where I'm stationed. So what's the best route to go when purchasing a property in the states, while I won't be able to see it in person? I read a lot of discussions on here and naturally I need to find a solid real estate investor first. How do I find a good one and determine they are awesome when I can't talk to them in person?

Sorry for all the questions and those too come. I appreciate your guys/gals patience and help.

Absolutely great advice everyone, thank you! I am taking all of this down and have a plan of attack based off of what you guys have said. Not too mention I am already pre approved with VA as of a couple of days ago.

Thank you so much for the help everyone. I was left speechless when I checked and saw that not only were people willing to help but you guys were able to go so in depth and give me such great advice! @John Gamboa Just to clear up my slightly confusing situation. My wife an I have already been renting this property for a little over a year. That being said I'm sure you can see why we think we are being duped since we have been renting this house for a decent amount of time already, and depending on what their cash flow was from our rent they have already made a decent amount of money off of this house. As far as the question of whether we are buying it as our house or as an investment we are buying it as an investment. Although(apparently) I have a lot more to learn I have been reading/researching and we are interested in the buying and renting world. We would very much like this to be our first house which at first we will continue to live in. Both my wife and I are active military so after buying this house we will definitely be buying another at a later time due to moving around a lot. Another reason I think they are asking so much is because of the location. It is in a subdivision that has its own golf course and the schools around it are all rated 9 or above. Not to mention their are a lot of jobs coming in soon. I think I will do what you guys mentioned before and make a counter offer or around $180. Thank you again for all of the help. I'm glad I'm learning all of this now on my first house.

Hi, Im hoping to receive any help possible in regards to purchasing this house that I have been renting for a year now. Its in a great neighborhood and is a 4bd 2bth that was built in 2008. It is 1932sqft on .26 acres of land. The question is if what they are offering is a good deal or not? They want $193,000 but they paid only $191,000 when they purchased this property in 2013. Furthermore the house is only est at $181,853. So to me it seems like they are trying to get one over on me. Again any advice is welcome. Thank you!
