@Jody J. I apologize for the extended delay in replying to your message. I reached out to them when I was in Kuwait returning home from Iraq in October/Novemeber of 2020. So I've been communicating with them for a decent amount of time but have only purchased one property through them so far. It definitely won't be the last though. Being military and stationed in a different country, they make it feasible to continue portfolio growth through buy and hold.

Hey Vanessa! This may be the first post where I feel I can be useful lol. I too am military and stationed overseas (Japan) currently. I am also in the process of trying to purchase my next rental property in the states. With us both living the military lifestyle and being stationed overseas I would love to help you any way I can if at all.

I've found a turn-key provider by the name of Rent-to-Retirement to be extremely helpful so far. This is whom I am currently working with to purchase my next property. I'd also like to note that I actually contacted them for the first time from Kuwait while transitioning home from my Iraq deployment. So they are very military friendly and have been answering all of my questions respectfully and in a timely manner.

In terms of financing your next property, it really comes down to your specific circumstances. To elaborate, if you can afford to fund the down payment for your next property with personal money I would. Instead of pulling out the equity from your first property. This is assuming ofcourse that you arent going to use a VA loan. Then you can save the equity from your first property for a down payment on a potential third property down the road.

I'm in a similar situation as you and that's why I'm recommending it. I much rather save the equity I have for a time when I don't have the availability to afford a down payment. I'm not sure if anything I said was helpful but please let me know if I can help in any way.

Thank you everyone for the advice! I assure you I have learned something from each post. Hopefully one day I'll be able to contribute on this page in some form or fashion. @Drew Bursey thanks for the book recommendation! I'll defintely but it and study it. I'm a rookie still too, so everything is growth to me.

It seems to be the consensus is the same amongst most of the answers, which is a great sign. Now to find the team.

@Jonathan Oh great advice. I was fortunate to learn about evaluating the various types of neighborhoods and areas when purchasing my first rental. Still have alot to learn though, so thank you for reminding me. The biggest thing I'm worried about it building a good team when I can't physically meet them. It will have to be done either way, but still makes me nervous haha.

@Nadia O. I've heard rumors on how difficult it can be to invest in the international market, I've never researched it though. Thank you for all the information since I'm sure one day I'll get curious about doing so.

However, I was just stating that I'm stationed in Japan. I am indeed looking to buy another property in the states, not here in Japan. Due to me living in Japan, I will not be able to purchase the property in person. Sorry if I didn't convey that very well in my original message.
