Hello @Jordan Browne-Moore, I am currently in the early stages of working with them. So far its been as expected for me. I have to stay on top of them and hopefully layout the foundation of how I need things to be run for my property. So far its been an average PM team. I would say make sure you have all your questions answered to your liking for what you want and need from them before moving forward. Good luck!

Pocketeers!

i recieved a letter in the mail about an equity disbursement notification for $4000. Im use to getting junk mail about my home loans, but Ive never seen this. Any thoughts on this and if I should look into any further? Thanks

Pocketeers!

I purchased a rental property around mid-December 2016. I do not have tenants yet, so wondering if I can/should file my taxes including my expenses on the property. Not sure if it is "technically" considered a rental property yet since no tenants and the IRS website wasn't much help. Any help is appreciated! Thanks

Hoping to get some thoughts on landlord vs. renter paying utilities. I plan on not including utilities in rent, but want to get different perspectives on the topic. Thanks!

Any classes out there recommended to help "get smart" on real estate? More specifically classes that help with filing taxes or 1031exchanges, etc. Overall looking for experiences with classes that helped improve your business... thanks!

thanks for the replies! I will keep those all in my figures. I do not plan to refi. I'm in the Flint, MI market and homes are so depreciated that I can buy very low and hold. Assuming market does nothing but go up in the next ten or so years I could put market if it's worth it, but strictly buy and hold at this time for such cheap prices.

Hello pocketeers, I am close to making my first offers on what will be my first investment property. The house will be paid in cash so I will not have a mortgage. Hoping to get help on items to consider when determining cash flow (property management, taxes, etc.) looking forward to hearing your feedback!
