Hi BP!  I am from the New England and have been working 2 different seasonal jobs for the past few years consistently. I am getting a full time year round job soon in the SAME field of work as my previous summer jobs. 

Do new lenders need to see 2 years at this new job before lending to me or just consistent paychecks a little while after starting? I do plan to ask lenders themselves but would love some feedback.

Hi BP! I'm sure it is common enough that some members here have come across a perfect house hack opportunity for an owner occupied loan but all units were occupied? What are some strategies to get one unit empty for yourself for the one year?

@Johnny Accardo Well the benefit could obviously be more cash flow. But it could be much easier to manage a STR the "next door down" so to speak, meet your guests in person, provide info and maintain a good rating etc. I also see a possible issue between long term tenants and STR guests with the just busy in and out of the business. But if that ever goes south you have a fully furnished unit to market for another long term unit.

@Johnny Accardo why not BRRRR a 4 plex? House hack 1 unit, AirBnB another, and rent out long term the remaining two? Just a thought! Good Luck!

@Art Orozco I have not done a single deal yet but with access to that HELOC it seems to me like an amazing opportunity to BRRRR effectively.

Thank you Matthew and Andrew. In the next year I plan to work my tail off to wipe all car and student debt from my name as well as continue to heavily educate myself in REI before I begin my journey.
