Hi Samat, don't discount the convenience factor of building a portfolio of rentals in your area. Especially since you are starting out, this is something to consider.

Hi Brett, storage is interesting because it seems to be pretty recession-proof. Whenever there is movement (growth or decline), people need storage! I would definitely look in markets with populations that have grown steadily over the past few decades.

I agree with others. Speak to an attorney who specializes in business formation. Tell them how you want to structure the LLC, and they will get it sorted out accordingly. There are many ways to structure it so that those who contribute capital are paid back first, and after that income is distributed pro rata, etc.

Hi Jessica, I would encourage you to build a financial forecast in Excel/Sheets. You can add variable values, which can allow you to compare different situations and conservative/loose scenarios.

Agreed with @Jaron Walling. Put a set percentage aside every month for recurring expenses as well as large future capital expenses (A/C Units, Roofing, Water Heaters, etc.)

Hi Steven, I agree with @James De Leon. Some states have boilerplate standard leases. As for rents, you should compare market rates in an area by pulling comps. 

Agreed with what the others are saying - you can not 1031 your primary residence (has not been held as a investment). However, if you sell your primary residence, there is no capital gains tax.

There is a management strategy at medium to large companies for which managers/execs who own/can afford expensive-looking cars should avoid driving them to the workplace. Obviously this is slightly different, and I am not taking one side or another, but appearances do matter.

I agree with Eric's comment: what would be the purpose of the repositioning? Perhaps take advantage of the heat of the Austin market? If so, I think it is a very valid idea to consider.

One idea is that you could always start slow. Instead of repositioning your entire portfolio into San Antonio, maybe you could sell a smaller portion of your rentals.
