How do you share information with your sellers when you are planning to assign a contract to another buyer? Do you disclose to your sellers that you are going to be selling the home immediately to another investor and ask them if you can show their home? We have 2 homes currently under contract and some of our buyers are asking to look at the homes and our sellers are questioning if we are reevaluating the deal? I informed the sellers while signing the contract that we would like access to the home before closing to bring in some contractors and also to bring in some other investing partners to look at the house. They agreed at that time that would be okay. But now they are questioning what we are doing? So main question... How do you talk with your sellers in the very beginning about showing their home to other investors before closing? Thank you!

Thank you all for your information.  We will be looking to live anywhere between Albuquerque and Fort Collins area.  So Colorado Springs, Pueblo, Denver and even Santa Fe are also viable options as well.  

I really appreciate all of the information shared, and we will be looking into some meetups and REIAS that we can attend as well.

When marketing your wholesale deals to your buyers do you include your own analysis breakdown of how you came up with the repair cost?  We are debating whether or not to include that since it is only our opinion of the repairs.

Hello! We are currently wholesalers in Oklahoma. We are interested in moving to either New Mexico or Colorado and are beginning to research out the markets in both states between Albuquerque and Fort Collins. We would be interested in wholesaling and rentals with an occasional rehab. We don't have a barometer for the real estate market in either place and we were wanting to ask you all. We will likely be taking trips to both areas this year and would love to go to any meet ups or REIAS. Thank you for your thoughts!

Hello,

We are writing up our first contract on an offer, and I had a question about the Property condition disclosure.  I would like to have the seller fill out the property condition disclosure, but is it required?  I ask because I do not have a copy.  Does anyone have access to a disclosure that we can have?  If it is state dependent we are in Oklahoma.

Hello all, I am a newer member from Tulsa Oklahoma and have posted several times and really enjoyed the feedback and support of the BP community!

We are currently wholesaling homes and have a mail campaign out and have our phone ringing.  We are doing our due diligence in advance before contacting our buyers and making sure they are legit deals and having proper people look at them, but we have 2 or 3 on the line.  We are excited for this momentum and looking forward to networking with the BP community.
