Post: RV Park funding, best place to start?

We are starting to look into RV parks for our next investment moves. What are some creative financing options out there for this space? Interested in learning about little to no money down and also how to work with no current p&l statements or ones that aren't very good to a lender currently.

More details: The house is in Oklahoma. She did have to call the police, because she said he was threatening her life, and she left and went to a family members house. She was hoping to get a protective order yesterday but was denied. He still has  been staying at the house, and she doesn't feel comfortable returning.  She contacted me to tell me what was going on and to seek advice advice on how to be able to stay in the house safely. She can pay rent with her job alone, he cannot.  I wasn't sure if there was a way during domestic disputes to work with one tenant who qualifies (has a job) and wants to live there. I have no problems ending the lease and letting them both go.  I am thinking it will require an eviction because he is still staying there. Can I evict based on a domestic dispute where the police has been called? I have also thought about allowing her to reapply after the lease is ended and signing the new lease just with her name.  But I wanted advice to know if this was appropriate?

I have some tenants that have had a domestic dispute. The wife went to file a protective order and was denied. She is wanting to stay at the house but not wanting to worry about her husband coming in. They have 2 months left on the lease. She has a stable job and he does not. Any advice on how to navigate this?

Thankyou all for your feedback. In no way do we mean to attack him. I simply want to know our rights and his rights from other people experience. We used the basic real estate commission owner finance mortgage that was drafted and reviewed by an attorney in town. We haven’t had any danger of frozen lines yet as we are not in freezing temps here. We are aware of the need of freezing temps hit. But with the utilities being turned on this week we should be okay. I don’t feel like it’s okay for him to enter the home and do as he pleases without our consent and wanted to see if i am correct in thinking this. So i appreciate hearing your thoughts.

Hello,

We have a vacant home in Tulsa, Oklahoma that we took over ownership in August 2017.  The tenant that was occupying the home when we took over ownership moved out in September 2017.  We have been advertising the home for rent and have had a steady showing but just now have found the right tenants.  They will be moving in on Wednesday.  

The home was purchased owner finance.  The deed is in our Land Trust name. We have been making mortgage payments and insurance payments on the home and maintaining it in the vacancy.  The previous owner is requesting that we get utilities back on.  He has ENTERED THE HOME and put antifreeze in the toilet to prevent freezing.  Is he legally allowed to enter the home?  We are the new owners on title.  He is in the position of the bank and he has his money.  We are getting the home re-keyed on Wednesday so that only the tenants and us will have a key.

He wrote me this morning asking me to get the utilities turned on and to winterize the lines.  We have a tenant occupying the house on Wednesday. In my opinion he doesn't need to be concerned with any of these detail and he shouldnt be allowed to enter the home as he is not the owner any longer. But before I write him back I wanted to make sure I am correct in asking him not to enter the home and make these requests from us and to leave us and the tenants alone unless it is a financial matter.

Hello BP,

I need some help, we had a house under contract from April 6 to April 27, 2017 and the seller called me on the week of April 10 and said that she could no longer sell the home because her husband wouldn't sign the closing docs.  (I knew something wasn't correct because she had just tried to close the house the week prior with a different buyer and the only reason it didn't close was because the buyer never showed up.)  Home was sold QCD at on April 17, 2017.

Is there any legal recourse that can happen or is it worth pursuing?

Post: ARV based on Appraised value or comps?

I am placing several offers in a specific neighborhood that has a $20,000 spread between the appraised value of the condos and comps (that are older then 1 year, there are not new comps for completely fixed up condos). I am trying to set my ARV to make offers. I have had 3 separate owners come to me now with appraisalsthat have been completed within the past year and they are showing that the condos are valued at $20,000 more then what I can find houses have sold for. But the trick here is that the comps on these condos in this area are older then a year old.

Would you all base your ARV on old comps or new appraisal numbers?

Does anyone have a sample Contract for Deed for Oklahoma? Some sellers have brought it up as an option to pursue but we haven't done one before and I don't have any contracts for this option. I want to review it before talking with them further. Thank you!
