@Ray A Delfi thanks for the response. To be honest I’m not all too familiar with subject to. I know the mortgage stays in place but how are the past due balances and fees paid? The seller doesn’t want to profit, he just wants this weight taken off his shoulders. Current occupants are allegedly going to be out Dec. 1st. Owner and tenant are friends which is why I guess an eviction never occurred.

Hey BP,

I'm a newbie and need some help with a wholesale deal. Owner is in pre foreclosure, auction date is set Dec. 12th. Owner purchased home in 2014 and currently has it rented out to a tenet who lost their job. The bank is asking $119k to payoff or pay past due balance of $5k. The ARV for the area is $135k-145k. The house itself isn't in terrible condition, just a few cosmetic updates. The owner is in a tough situation, he's a military veteran and he's going through cancer treatments, needless to say I would love to help him out but I need some ideas. There isn't enough equity to wholesale or flip. Rental rates for the area are around $1k. If anyone has any suggestions I'm all ears! Thank you!

Hello BiggerPockets,

My name is Andrea Parsley, I just relocated to the Huntsville, AL area from Northern Virginia. I've secretly been on BP for about a year now reading the forums, watching webinars, reading books and listening to the podcast. I found BP after doing a search to help me achieve financial independence. Unfortunately, I was not financial savvy when I was younger and I'm paying for my mistakes now. However, I'm trying to learn everything I can about personal finance and real estate investing. Even with all the financial stress I've had to experience, I wouldn't change a thing because it has built a passion inside me to do whatever I need to do in order to become financially independent and have the ability to retire early.

My goal is to start out doing live in flips and eventually make my way towards buying long term rental properties. My action plan is to purchase my first property within the next 6 months. I'm a newbie but I have big hopes for my investing future. I've never wanted to succeed at something as much as I want to succeed in real estate investing. So I'm excited to learn as much as I can and to be an active member of the community!

Hi BP Community,

I’ve been lurking on this site and reading real estate investing books for about a year now. I’m super excited to jump in and get going on my investing future but want to do my due diligence first.

I've been looking at a FSBO owner property, the owner just passed away and the home is in a trust. What are some questions I can ask the seller to try and negotiate price? In addition, what kind of steps would I take to initate a purchase without an agent?
