Post: Should I Pay a Mentor?

I believe a good coach or mentor can be key to moving you from where you are to the next level.  I have been in the business for decades and I am always part of a coaching or mastermind program to bring me to the next level.

That being said, I do not believe you should spend a fortune when you are starting out.  If you have never done a real estate deal before spending 10's of thousands of dollars is NOT a good idea.

I would look for a coach and mentor who is actively participating in syndications and has been for a while.  What did the syndication promise/what did it deliver/what is the worst deal you have had then get into the important stuff how do you evaluate a deal/managers/the real estate?  They should be able to have these answers at their fingertips.  You want to know what the program really is, is it only webinars or meetings with a group?  How much one-on-one time will you get (this is important)?

I have been mentoring investors and those are the questions I answer before they ask.  I do not do syndications but if you want to reach out for any questions, please feel free.

The cities you are looking at are already at the top.  Why don't you research the sales outside the city limits and see if there is a better opportunity there?  We are located in the Pittsburgh market I do have properties in many states including Jacksonville, Florida and my next location will be Houston, Texas (actually cities within 50 miles of Houston).

No matter what city you choose, having a good relationship with someone with boots on the ground, who understands not just the market but the little secrets each market holds is probably your most important resource.  Each area has its own good and bad points and you want someone who understands the area to share the information with you.  

If you do not live in the market area, take the time to network with agents, property managers, contractors, and real estate investors who do work in the area online.  Then take a trip and meet them in person, take them for lunch or a cup of coffee.  That is how I move to different areas of the country.

We have never found their pricing to be the best.  We look to local wholesalers, our network, and our marketing.  Just make sure that you do your due diligence and there is enough equity for you to make money.

I understand why you do not want to hire a property manager.  If you have a reliable trustworthy handyman that can fix repairs quickly, that may work for one unit.  I have more than 400 units in 5 states.  If I have someone reliable and I only have a few units I use them, if not I hire a PM.  There are pros & cons to both ways so you need to be comfortable with your choice.  Make sure you vet your handyman very carefully, if anything goes wrong you may be liable.  If you'ld like to talk more, let me know.

Charles,
I own a turnkey property business in PA.  I am probably not the right fit for you (you need to purchase a portfolio, not one at a time).  Here are some things I would look for if you do not know the company.
1) before you look for a company do some due diligence on the area.  Not all locations are created equal and not all streets are created equal.
2) How long has the company been in business?
3) Will they provide references?
4) What is included in the Cash on Cash return?  Do they include maintenance and vacancy along with all expenses?
