Out Of State Rental Without Property Manager?

Hey BP Fam,

I have a condo in Delaware that doesn't require much attention. I have a guy at work that has multiple properties out of state with no property managers. He said he calls local GC's and basically calls them and sees if they are reliable and willing to go to the property when something goes wrong. Obviously compensating them for their work and visit to the unit. Does anyone else on here do this as well? I can save 10% by not using one and I really don't think I need one. I have a tenant that wants to stay for 5 plus years, so I am not scared of finding tenants even if she was to leave. Any pointers in this would be greatly appreciated. Thank you for yalls insight.
