Wow- congrats on being offered a direct sell in JC. I've been in JC for the past 6 years and have tried to land a 4-plex, but because it's been super duper competitive especially after the pandemic, I'm going back to Newark and house hacking there next months. With an opportunity like that, I'd do everything in my power to find & secure capital, it's only going to appreciate from here on out, especially if it's walkable to the PATH. The owner may be willing to give some credit for any repairs that need to be done. Extremely jealous, good luck!

Hi BP fam,
I’m closing on my first multi family soon and but am a first generation homebuyer and am doing this completely on my own at 26. I know the little I know but doing some research online, but know I probably have to do some real self-education from here.

it’s a 2 unit with a remodeled attic which I will be living in, and renting 1 unit while slowly remodeling the second one.

anyone else been in the same boat? Would really appreciate any advice.
