Hello Max. I can't believe I read all that. The reason I kept reading is because you have a lot of talent writing. You have a comedic level of situational awareness that comes of funny even though you feel misery.

You're clearly very smart, which puts you ahead of most in regard to your potential. Think of human capital, a random person with nothing from another less opportunistic country would almost inevitably fail. But you are a person that is in a country full of opportunity, but the biggest difference is what you are capable of coming from nothing. Bill Gates born in Africa would be successful because he has human capital. Leverage your opportunity of simply being born in this country. You are intelligent and have shown that you have human capital.

I've been to 34 countries, including Ebola striken Liberia...when you feel bad for yourself, realize just about every American has it better than a lot of people around the world. Your financial status would no doubt get into universities. Public libraries house every book that has brought success to all the investors here on BiggerPockets. A formal education can make you competitive and teach you practical things you've already shown an interest in such as finance and business.  

Shake of the negative emotions and build your empire of awesome.

North Pole, Alaska, wow. You have a pretty awesome saying up in the North Pole. Welcome to biggerpockets. If your local market isn't advantageous for investing you can always consider turnkey properties.

Nicely done. Kinda nice how wonderfully things can work out and end up better than expected. Are going to refi your cash back out after the rehab is completed?

@Account Closed If the appraiser is stating its not worth more than 136k, why should I pay more than that, despite the fact it cash flows well at 152,500? I suppose another point that I should state again, why pay more when the next person that goes into closing will run into the same appraisal. That is where the gamble is, leaving it up for another person to be possibly willing to pay more than 136,000. And for this reason I was not certain I should plunge into a deal going 16,500 over the appraisal.

@Matt Devincenzo tracking. The numbers work at 152,500 despite the 136k appraisal, part of my question was whether I should move forward with the appraisal coming in way low. But the significance, or, irrelevance of the appraisal was something that is new to me. Even though my numbers are what they are, the property is going to be worth 16,500 less than what I'm purchasing it for.

@Elizabeth C. I like the approach. We are definitely trying to explain after everything I've done,  we're not trying to pull a fast one.

@Dwayne S. I'm getting financed at around 108k instead of 120k. Because the terms are changing on my end to get the deal done, the seller thinks I'm trying to trick her. She also thinks I had something to do with the 136k appraisal.

@wayne brooks it would be added and in compliance but the seller doesn't like its listed for 136k under a new contract. Lawyers and realtors have told her its ok but she thinks if she agrees to 136k I'm going to try and play games with the rest of the money. My verbiage of "side deal" was probably not the best way to explain the situation. I was just trying to explain that its the same result with chopped up amounts. My fault for the lack of clarity.
