Hi everyone, would love to network and meet like-minded investors. I'm doing a flip in Gainesville, Fl and planning my next project in JAX or down the coast, researching the neighborhoods now. I'm a property manager (Airbnb and short-term rental), project manager (event manager in the past, now into flips and rehabs). Lots of experience working with contractors and 3rd parties. Hi everyone, I'm also interested in duplex/fourplex and section 8 in Jacksonville (buy, flip and hold) as well as SFH for short-term rentals (Airbnb). Was wondering if the rent prices and demand have been declining because of the covid. I have visited the downtown area of JAX a few times in the last 2 weeks - the city looks empty and not alive... Not sure if I got the wrong impression.

I'm currently working on a flip in Gainesville, Florida, and looking for my next project. Will be happy to connect with other investors (considering a 50/50 partnership) or local specialists who have properties for sale that are not on the market yet. I'm not attached to a specific location and also looking into Daytona Beach area and down the coast.

@Wayne Brooks Hi Wayne, thank you so much for your input - I absolutely agree with you & have taken the risk coming down here - just to gain experience in house rehabbing and see if it’s for me... I actually started yesterday (the house is a mess!) and hope to find more deals and flips so I can stay really busy and make enough to feel comfortable :)

Hi everyone,

I'm about to take a Project Managment opportunity on a SFH rehab in central Florida my friend bought sometime ago. I'm gonna be "boots on the ground", handling all the repairs, design, marketing and sale parts. My partner will be guiding me - I have some knowledge and experience in RE but my partner is a mature investor. Therefore I'm looking for advice on how to structure our partnership agreement. I will appreciate any comments, especially wording/forms/templates to be signed between us for this kind of a deal. I believe it has to be on paper. We agreed that my compensation will be based on my success and efforts I put in, which we will know once we sell the house (20-30%). It's a big risk for me as I'm moving to FL to take this job and gain experience. I'm excited and grateful for this opportunity. But I also need motivation and clarity to know exactly what's in it for me financially. I'm investing into my relocation and turning down other opportunities for the next few months.

Have you viewed any condos/houses yet? Have you found a local agent? Perhaps it makes sense to wait till the end of the season... Inventory is really low now.

@Dylan Vargas Will be happy to share my thoughts and stay in touch. How far are you in your research? So far I can report the following:

- humidity is so high comparing to Cali (took few days to get used to sweat) but really nice and warm even at night,

- lots of insects and mosquitos (took few days to realize I had been bitten) - both climate and wildlife are so different here,

- I really loved Alabama - Mobile with its historical houses and little downtown & Gulf Shores/Orange Beach with its long white sandy beach, local restaurants and bars. Orange Beach would be the most desirable area for me but the inventory is low and mostly condos with HOA built in the 80,

- Pensacola has a few houses on the market within my price range and I hope to view some of them in the next few days. From what I'm seeing many properties have been already rehabbed and flipped by local investors (especially in up and coming areas near downtown Pensacola), or purchased as a bulk package and now being sold at market price.
