Did you check with the utility company if they have a landlord or property protection program that will alert you if utility is shutoff for ANY reason? There are programs that will also auto-flip to owner's account to avoid shutoff and these resulting situations.

In addition to @Nathan Gesner great advice, you should check with an eviction attorney about how to legally keep the tenant from returning to occupy the property or pursuing eviction as necessary.


 The lease says she should maintain temperature at least  55  24/7 during winters and should maintain all utilities at her name.

Thank you for the reply. I think we are going to terminate her lease. She broke the lease terms so I offered her to remove her belongings till the end of February. Will check with the utility company, thank you!

First thing I would do is call insurance


 Yes the lease was active and still active till the end of October. Tenants were paying rent every month. The maintainance guy visited  the property every 3 months to change the filters.

 Thanks a lot for your reply! So sorry it happened to you as well! Yes the damage was definitely extensive. I filed a claim with the insurance. They sent the adjuster next day. We got the plumber and water damage service there, they were there while the adjuster inspected the property and were able to show him everything. The house should be replumbed ( plumbning is not covered), water restoration and remediation works needed ( should be covered. Water restoration specialists are going to remove some tile, carpets, drywalls - all should be replaced. Adjuster is being generated the report still and we are waiting for what the insurance says.

Thank you for your reply. It was not vacant, she just left after the pipes busted as the water was shut off and it was impossible to live there.

Hello! I need an advice from an investors community. We had a really cold winter. One day the maintainance guy came at the property and discovered standing water in the basement. Then he discovered lots of bursted pipes and water damage. Later we discovered the gas was shut off. I called to the utility company and they sad the gas was shut off by the tenant on September. She left the property since the accident and claims the water heater, furnace worked fine, but it could not happened as the gas was shut off. We discovered lots of portable eelectric heaters around the house. The water is shut off as well because of the bursted pipes. Theres a lot of damage, the house should be replumbed. I submitted the claim to the insurance company  but not sure if they cover it. The tenant never told me the gas was shut off and the heat was not on. She did not tell me about the bursted pipes before we discovered them. What should I do in this case? Her furniture and belongings are still there but she does not live there. Please give me some advices, I really need help and dont know what to do

Hello BP! We moved in Austin one year ago and was shocked how big SFH demand is! Almost every house has multiple offers, Even not that pretty ones :) so the question is: how long will that craze continue ( in your opinion)? Is it even possible to fund the cash flow rental property? Is that a bubble and when is it going to burst?
