@Sonia Gupta My name is Anant Garg and I live in Bay Area. I own a primary home and bunch of investment properties out of state. I am getting started here in bay area with flipping homes. Your concerns are valid and finding the right deal is not easy. I have been long time resident in this area and keeping an eye on real estate market in different neighborhood across bay area. I have few favorite areas which has better ROI.

Do you mind connecting and can exchange our ideas and learn from each other ? I am looking to hear about financing strategies ? In turn, I can share my experience of out of state BRRR.

Wayfair has decent selection and I like that you can read extensive reviews to ensure you know what you are getting.  Shipping is not as reliable as I am used to, so I would recommend planning for shipments a week before you need them just to avoid the frustration.  Also, it was a last minute realization that I could get an appointment with the furniture consignment store.  I would recommend trying to call or email the spots that seem closed.  It is likely that they would love to sell you stuff, but they need to do it by appointment. 

As for linen, I think costco is a great spot because it is good quality and you can get a bulk discount.  It's also open right now which is a plus.  I was not able to make it to a Costco for my linen this past week and I had success at Target.  This time of year they have "Room Essentials" at low price points targeted at kids going off to college and I was able to get all the white towels I needed.  I also was able to get sheet separates (I just needed fitted sheets but had enough flat etc.)

All-in-all I was able to do everything I needed, but it just took more coordination than it would in "normal" times.  Good luck!

Thanks for this great suggestion @David. This suggestion saved me ton of money now when I happen to look out for other insurance provider when my existing one bumped up premium steeply. I owe you a coffee. ping me if you happen to be in San Franscisco Bay area sometime.

@Shane Bracewell Welcome to FW. I am also an investor there. Your numbers look great to me.  What worked for me there is, Have a great handyman who can not only do the handyman job but look after other things as well. Ask your realtor for good reference. Sometime yelp also can give you a good reference. But you have to mine it.

Hello everyone,

I recent acquired a fourplex in fort worth area and hired a professional property management firm to manage my property. I am seeking your opinion on how reasonable my property management is in terms of pricing the maintenance ticket items. I have an impression that labor in fortworth is not that expensive and general pricing over the google search came out way below the pricing my property manager charged me. e.g. For mowing a front lawn and blowing in backyard and parking area, my pm charged me $300. This is one time fee. My property is in 0.28 acres including building and google search gave an estimate of around $100 on higher side.  Anybody who is local to fortworth, please provide your opinion on how cost effective it is ?

Other one was electrical work , where The loose breakers were checked and wiring was adjusted and validated if appliances are working. Again $300 was charged for this.

is it normal fortworth property management firm charging in this range or I am getting ripped off ? I appreciate you taking time out and sharing your opinion here. Thanks in advance.
