Hello BP,

My name is Ana Ruiz, and I'm a certified public bookkeeper who can provide bookkeeping services. A little background about me I'm based in NYC with more than nine years of real estate experience (Property Management & Asset Management). I have a BS in Business Administration, Certified Public Bookkeeper, Certified Property Manager, and Certified in Quickbooks and Excel. I specialize in setting up company and/or rental financials with Quickbooks or Stessa. I can also do "book clean-up" and general monthly reconciliation. Property management software I also have experience with: Buildium, Yard, RentRedi, Door Loop, Argus and MRI.

My current rate is $45/Hour and references can be provided as well!

Sounds like you would benefit from the accrual method not just for taxes but also to keep accurate track of money in vs out. To explain it as simple as I can when recording accrual method record your income when it is earned and expenses when incurred. This can work even if you receive the net income the following month (which is normal for some PMs) What I do for my clients is record the rental income the day is earned let say October 1 and then record any expenses when they are billed even if they have not be paid yet example Hvac maintenance billed Oct 2. Once the net amount clear in November bank statement make any journal adjustment necessary so your debit and credit are balanced.

To be a registered agent in Texas, an individual or business entity must meet the following requirements:

  • Be a Texas resident
  • Be at least 18 years old
  • Have a physical address in Texas that is not a P.O. box
  • Be available at that address during regular business hours
  • Consent to serve
  • Be willing to disclose their physical address publicly

That is correct so this company has local office /agents in each state. They will use an address and individual who is local to the state your LLC is registered. I have an LLC in NJ and one OHIO and each have different address but same agent :)

 I go over this in my presentation. I used mostly pro-forma in excel depending on the type of deal :) so it's hard to outline that if every investor has different investment goal

 Foreclosures in New York on average take years. since its a judicial state the courts will notice the foreclosure sale dates in the jurisdiction. so you can also check with courts/local sheriffs office


 That what I thought too but figure I would ask :( NY makes everything so complicated will definitely she local sheriffs office thank you!
